description Identification of factors associated with public space management is imperative for effective planning of pedestrian street management in secondary cities in Northern Thailand. To study the impacts of managing the relationship between spatial factors and activities within pedestrian streets on user perception, the spatial factors and activities were divided into six components: facility, amenities, cultural activity, commercial activity, daily life activity, and environment. The components of perception consist of two aspects: imaginary and physical perception. A total of 505 questionnaires were collected from pedestrians in the Kad Kong Ta pedestrian street in Lampang Province and the Nan Night Market pedestrian street in Nan Province, Thailand. SPSS 29.0 and AMOS 24.0 were used for analyzing the exploratory factor and structural equation modeling (SEM), to test the hypotheses. The results reveal that the attractiveness of the pedestrian street location positively influences impression, enjoyment, and pleasantness, leading to the establishment of interconnected relationships. Pedestrian streets that are managed with public facilities and amenities in alignment with activities arising from community collaboration provide a sense of convenience and safety in usage.
